Anarchist Mountain zoning: what to check before you buy

Zoning is set parcel by parcel, and on Anarchist Mountain it is administered by the Regional District of Okanagan-Similkameen (RDOS), Electoral Area A. This page is a reference, not advice. It collects what RDOS has published about one recent zoning review and the questions worth asking about any property.

The LH1s zone review

RDOS ran a review of the site-specific Large Holdings One (LH1s) zone, which applies to about 25 properties at Raven Hill Road and Nine Mile Place. The proposal was to replace LH1s with the standard Large Holdings One (LH1) zone. The review started after a January 2026 rezoning application asked to remove the accessory dwelling restriction on one Nine Mile Place property. On February 5, 2026, the RDOS Board chose to consider the question for all affected parcels instead of case by case.

The LH1s zone traces back to a 2003 amendment (Bylaw No. 2221) and is now Section 14.1.8(a)(i) of Okanagan Valley Zoning Bylaw No. 2800, 2022.

What RDOS said would change

According to RDOS's March 17, 2026 public information meeting presentation:

Where it stands

Status: partially verified. The RDOS review page lists a public hearing on May 21, 2026 and final-reading documents dated June 18, 2026. RDOS's Area A applications page lists the Nine Mile Place application as "returned due to completion of Anarchist Mountain LH1s Zone Review." Neither page states in plain text that Amendment Bylaw No. 2800.63 was adopted. Before relying on the new rules for a specific parcel, confirm with RDOS Planning which zone and which regulations apply to it today.

Three questions for any Anarchist Mountain property

  1. What zone applies to this exact parcel today? Use the legal description, and confirm the zone and any amendments with RDOS. A neighbour's zoning is not a substitute.
  2. Does the zone allow what you plan? A separate dwelling, a suite, a rental or livestock each have their own rules. Ask which approvals and conditions apply before counting any of it toward value.
  3. What documents back the listing's claims? Separate an existing approval from a proposal or an idea.
