Hedley is a former gold-mining town on the Similkameen River, tucked between Stemwinder and Nickel Plate Mountains — one of the most affordable, least-discovered corners of the Similkameen Valley.
Hedley sprang up after gold was discovered here in 1897; the Hedley Mascot and Nickel Plate mines pulled millions in gold, silver, and copper out of the surrounding mountains before closing in the 1950s. What's left is a small, close-knit village of a couple hundred people, river frontage, dramatic mountain scenery, and some of the most affordable real estate left in the Similkameen — further from Osoyoos than Keremeos, but genuinely rural in a way fewer and fewer places are.

Hedley is not for anyone who needs to be close to a full-service centre on a regular basis. Penticton is roughly 75km away, Princeton about 38km — both real drives, especially in winter.
It's the right choice for buyers who want: genuine affordability in a mountain-and-river setting, small-town/village life without the tourist crowds of Osoyoos, a slower pace, or a property with real history attached to it.
If proximity to Osoyoos Lake or South Okanagan wine country is the priority, Hedley is too far west — Keremeos or Cawston will serve that better while still offering Similkameen pricing.
Hedley is a small village — basic amenities are limited. Penticton (~75km) and Princeton (~38km) cover most services and healthcare needs. Factor real driving time into any full-time-residence decision.
Rural Hedley properties commonly run on well water and septic systems. Get both properly inspected and understand ongoing maintenance costs before purchasing.
