Two very different Okanagan experiences — a big city with an international airport, or a small warm-climate lake town at a fraction of the price. Here's how they actually compare.
Kelowna is the bigger, busier Okanagan city — more amenities, an international airport, and a much larger housing market. Osoyoos is a small lakeside town an hour and a half further south, with a warmer, drier climate, lower prices, and a much quieter pace of life. Both sit outside — wait, Kelowna does not sit outside BC's Speculation and Vacancy Tax (SVT) designated area. Osoyoos does. That single fact changes the math for a lot of buyers before anything else does.
| Metric | Osoyoos | Kelowna |
|---|---|---|
| Overall median / benchmark price | $520,000 (12-mo MLS® median sold) | $785,000 (MLS® HPI benchmark) |
| Detached home | $650,000 (median sold) | ~$1,018,000–$1,063,000 (benchmark) |
| Condo / apartment | $285,000 (median sold) | ~$498,000–$506,000 (benchmark) |
| Speculation & Vacancy Tax | Outside designated area — does not apply | Designated area — 1% (BC residents) / 3% (foreign owners) 2026 |
Osoyoos figures are the median price of residential sales over the trailing 12 months from Pat's MLS® board data. Kelowna figures are the Association of Interior REALTORS® MLS® Home Price Index benchmark, a different (and generally more stable) methodology — the two aren't a perfect apples-to-apples comparison, but they give a realistic sense of the price gap.
Canada's warmest town, sitting in its own semi-arid pocket-desert zone. Average summer temperature around 28°C, average winter around 1.3°C, and roughly 2,039 hours of sunshine a year with under 318mm of annual rainfall. Osoyoos Lake is regularly cited as the warmest lake in Canada.
Still a warm, sunny Okanagan climate by Canadian standards — but noticeably cooler and wetter than Osoyoos, with more winter snow accumulation given its more northerly position in the valley and higher elevation pockets.
Kelowna is a genuine city — population over 220,000 in the metro area, an international airport with direct flights across Canada and to the US, a full hospital, major retail, and a much wider range of restaurants, entertainment, and services. Osoyoos is a town of roughly 5,900 people. What you gain in Osoyoos is quiet, small-town pace and lower cost of entry; what you trade is big-city convenience — the nearest Costco is about two hours away in Kelowna, and Penticton (about 50 minutes) is the closest larger service centre.
Yes, meaningfully. As of June 2026, Kelowna's overall MLS® HPI benchmark price sits around $785,000, roughly 50% higher than the trailing 12-month median residential sale price in Osoyoos of about $520,000. The gap is even wider for detached homes.
Osoyoos. It holds the title of Canada's warmest town, with an average summer temperature around 28°C and the country's warmest lake. Kelowna is warm by Canadian standards but sits further north in the valley and is noticeably cooler and wetter.
Correct. Kelowna is inside the SVT's designated taxable area (1% for BC residents, 3% for foreign owners in 2026). Osoyoos sits outside the designated area, so the tax simply doesn't apply there.
It depends what you're optimizing for. Kelowna offers a full hospital, an international airport, and far more amenities and social opportunities. Osoyoos offers a lower cost of living, a warmer and drier climate, and a slower pace — but with a smaller town's more limited healthcare and services.
